What a Casita Really Costs in Phoenix (2026 Pricing)

August 17, 2026·6 min read

Most casita builders make you fill out a form and sit through a sales call before they'll tell you a price. We think that's backwards. We're ROC-licensed (#348547), A+ with the BBB, and casitas are all we build in Phoenix, so these numbers come from real jobs, not a calculator. Here's what a Space Break casita actually costs in 2026, no form required.

Pricing by Model

These are current starting prices for each of our four models. One number, permits included.

The Mojave — 250 sf studio, 1 bath, kitchenette — from $99,000
The efficient one. A studio layout that works beautifully as a rental, a home office, or a private space for a family member. The most approachable way to get a permitted casita in your backyard.

The Sonoran — 500 sf, 1 bed, 1 bath, kitchenette — from $135,000
The one-bedroom sweet spot. Enough room to live comfortably, small enough to stay affordable. Our most flexible model for both rental income and family living.

The Saguaro — 800 sf, 2 bed, 1 bath, full kitchen — from $175,000
Two bedrooms and a full kitchen. This is where a casita starts to feel like a real second home — ideal for aging parents, adult kids, or a premium rental.

The Oasis — 1,000 sf, 3 bed, 2 bath, full kitchen — from $220,000
The full-size casita. Three bedrooms and two baths is rare in the backyard-home market, which makes it both the most livable and the strongest-earning option we build.

What's Actually in That Number

The reason our prices look different from a lowball quote is that ours already include the stuff other builders bolt on later. Every Space Break price covers:

  • Design and structural engineering
  • 100% of the permitting (city applications, zoning, inspections)
  • Foundation, framing, and full construction
  • 9-foot ceilings, tile or laminate flooring, LED lighting
  • A premium sliding glass door
  • Full electrical, plumbing, and HVAC
  • Exterior finish in nearly any color

You get one all-inclusive price, locked in before we break ground. No hidden fees. Any lot-specific variables like sewer or electrical get found and priced up front, not sprung on you halfway through.

Why the Cheapest Quote Gets Expensive

You'll see backyard units advertised for a lot less. Read the fine print. "Plus site prep." "Plus permits." "Plus utility connection." "Plus foundation." Those line items add up fast, and they tend to show up after you've signed.

The other trap is the manufactured or wheeled unit that comes in cheap but adds little to your property's value and can complicate a future sale. A permitted, site-built casita costs more up front because it's a real, appraisable part of your home.

What Can Move Your Final Price

We give you one clear price at your estimate, but a few real-world factors shape it:

  • Your lot: grading, access, and how far utilities have to run
  • Which model and layout you choose
  • Any finish upgrades beyond the standard spec

We walk your property first so the number we give you is a real number, not a teaser.

The Bottom Line

A Phoenix casita is a serious investment, anywhere from $99,000 to $220,000 depending on the model. The good news is that it's one of the few investments that can pay you back, whether that's rent, a place for family, or the value it adds to your home. Make money or make a place for mom. Sometimes both.
